Recognizing that boutique retailers are migrating away from North Michigan Avenue and Oak Street to North Rush Street, the owner of this property capitalized on this trend by upgrading his existing retail building to attract these desirable tenants. The previous one-story structure had served its useful life, and a new multi-tenant building with a green roof was erected on the exact footprint, utilizing the existing basement and foundation system.
