A 91,000 SF, 4-STORY MULTI-TENANT BUILDING FOR RETAIL AND RESIDENTIAL USES ON A TRANSIT ORIENTED SUBURBAN SITE
This proposed mixed-use development sought to take advantage of a high visibility corner site in the central business district of this prosperous west suburban village. With retail frontage at grade, 30 multi-family condominiums above and parking below, the primary design challenge was to overcome a zoning height restriction that constrained the economic viability of this development by not allowing a fourth floor. Employing a traditional aesthetic to reflect the historic character of downtown Western Springs, with change in colors and materials to break-down the scale of the building, the key architectural strategy was to set-back the fourth floor to reduce the building’s apparent bulk. Despite the numerous design studies and three dimensional images that were produced to convey the final appearance of the structure, this proposed development did not ultimately receive community approval.
